Equity Accelerator
Fiducia has developed a unique development process known as “Equity Accelerator”. This allows investors to maximise their return on the purchase of residential property through the value-added process of regeneration.

This model allows ordinary property investors and owner occupiers to maximise their return on the purchase of residential property through the value-added process of regeneration.

Unlike other developers who renovate older style residential apartments then re-sell at completion of the renovation, Fiducia Property Group sell the apartments in the un-renovated state. Fiducia then co-ordinate with the Builder, to transform the building through renovation, with full strip out of all units and re-design of common areas including gardens, driveways and secure internal foyer and entry way areas. In participating with the Developer in the regeneration of the project, the purchaser has the ability to acquire extra equity that would normally be retained by the Developer.

This process also allows the investor to participate in the renovation of their unit, allowing flexibility of tailoring to personal taste.

Wherever possible, Fiducia also maximises the potential of each apartment by adding ‘exclusive use’ areas such as courtyards and additional parking.

A Depreciation Schedule is available at completion of the renovation and most investors take advantage of the ‘Strip-Out’ depreciation schedule which is available on the un-renovated apartment on request, adding additional tax benefits (see your Financial Advisor for all taxation advice).

Income Generator
The difference with the Income Generator Model is simply that the purchaser secures the apartment prior to the renovation with a 10% deposit on exchange of contracts.

Settlement will then occur at completion of the renovation. No holding costs during the renovation period.

This model also allows the purchaser flexibility with some aspect of tailoring the apartment to their personal taste.

On completion of the renovation, the investor is able to offer a virtually new apartment to the rental market at a similar rental to a brand new apartment. This increases the rental yield against the purchase price as generally the apartment is offered to the market at a lower entry price than comparable new apartments in the same location.
